Our British Columbia Development Team is currently seeking a driven and collaborative Development Manager to join us in shaping vibrant communities. Based in the heart of downtown Vancouver, we are actively delivering a dynamic portfolio of multi-family projects across the Lower Mainland.

About The Role

Reporting to the Vice President, Real Estate – British Columbia, the Development Manager will oversee the development activities of 3 to 5 active projects. This role spans the full development lifecycle—from acquisition and planning through to design, entitlements, construction, and monetization.

As a Development Manager At Gracorp, You Will

  • Lead multiple real estate development projects at various stages.
  • Support acquisition efforts through due diligence and feasibility analysis.
  • Navigate municipal approval processes with strategic input from senior leadership.
  • Manage or support entitlement processes and coordinate consultant teams.
  • Align design strategies with market trends, project budgets, and stakeholder expectations.
  • Oversee project execution with guidance from the VP and senior leadership.
  • Prepare and manage project budgets, internal reports, and performance updates.
  • Collaborate with accounting to track hard and soft costs, process payments, and maintain financial reporting.
  • Work with legal advisors to manage risk and ensure compliance with regulatory and contractual obligations.
  • Provide input into the drafting and negotiation of legal agreements with municipalities and adjacent property owners.
  • Uphold internal governance standards and project controls.
  • Build strong relationships with public and private partners, consultants, and internal teams.
  • Represent Gracorp at industry events and community engagements.

Qualifications & Experience

  • A post-secondary degree is required; an MBA or education in real estate, project management, engineering, law, or finance is considered an asset.
  • 6+ years of progressive experience in real estate development.
  • At least 2 years of experience managing or supporting consultant teams.
  • Strong financial literacy and proficiency in Microsoft Excel and the MS Office Suite.
  • Excellent communication, stakeholder engagement, and problem-solving skills.
  • A collaborative mindset with the ability to lead and influence across teams.

Compensation

  • 125,000 – 150,000 per annum, commensurate with education and experience

  • 3 to 5 weeks of vacation per year, with credit for prior industry experience
